      <title>Should You Accept the Highest Offer for your Home?</title>

&lt;p&gt;Imagine a kid running a lemonade stand. He&amp;rsquo;s selling his product for 25 cents a cup. He&amp;rsquo;s doing okay. Sales are good. Then someone comes up to his stand and says, &amp;ldquo;I&amp;rsquo;ll give you 50 cents for a cup. But, I don&amp;rsquo;t have the money right now. Give me the lemonade and I&amp;rsquo;ll pay you later.&amp;rdquo;&lt;/p&gt;
&lt;p&gt;&lt;br&gt;&lt;/p&gt;
&lt;p&gt;Should he take the deal?&lt;/p&gt;
&lt;p&gt;&lt;br&gt;&lt;/p&gt;
&lt;p&gt;Chances are, you&amp;rsquo;d advise against it. After all, just because the price is high &amp;mdash; in this case, double &amp;mdash; doesn&amp;rsquo;t mean the offer is a good one. There&amp;rsquo;s a chance the customer won&amp;rsquo;t come back with the promised 50 cents!&lt;/p&gt;
&lt;p&gt;That&amp;rsquo;s a simple example but applicable when considering multiple offers for your home. Yes, the offer with the highest price is often the one to accept, but there are situations when that&amp;rsquo;s not the case.&lt;/p&gt;
&lt;p&gt;&lt;br&gt;&lt;/p&gt;
&lt;p&gt;For example, you should be careful when considering the highest offer if the buyers&amp;rsquo; financial situation is uncertain. Have they attached an appropriate deposit? Have they secured a prearranged mortgage from a reputable lender? Has their current home been sold, or is it at least listed for sale?&lt;/p&gt;
&lt;p&gt;&lt;br&gt;&lt;/p&gt;
&lt;p&gt;It may turn out that the offer is fine, but these are questions that should &lt;br /&gt; be considered.&lt;/p&gt;
&lt;p&gt;&lt;br&gt;&lt;/p&gt;
&lt;p&gt;Another scenario involves &lt;em&gt;conditions&lt;/em&gt;. The highest offer might have conditions such as your property passing a home inspection or the buyers selling their current home. That would make the second-highest offer with no conditions more attractive &amp;mdash; especially if the price isn&amp;rsquo;t far off that of the highest offer.&lt;/p&gt;
&lt;p&gt;&lt;br&gt;&lt;/p&gt;
&lt;p&gt;Keep in mind that you can ask to have conditions dropped in your &lt;br /&gt; counter-offer.&lt;/p&gt;
&lt;p&gt;&lt;br&gt;&lt;/p&gt;
&lt;p&gt;As you can see, deciding which offer to accept is not as straight-forward as it may seem, especially if you anticipate getting multiple offers.&lt;/p&gt;</description>

&lt;p&gt;Obviously, you&amp;rsquo;ll need to move quickly and make some fast decisions.&lt;/p&gt;

&lt;p&gt;Start by making certain the property fits within your price range. The last thing you want is to have an offer accepted and find out it is beyond your budget. &lt;p&gt;&lt;br&gt;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;A closing date that&amp;rsquo;s convenient for the seller.&lt;/li&gt;
&lt;li&gt;A deposit amount that shows you&amp;rsquo;re a serious buyer.&lt;/li&gt;
&lt;li&gt;Acceptance of any of the buyer&amp;rsquo;s &amp;ldquo;exclusions&amp;rdquo;. (For example, they want to take the fridge and stove with them.)&lt;/li&gt;

It&amp;rsquo;s a smart idea to speak to your lender about getting a pre-approved mortgage at this point too.&lt;/p&gt;
&lt;p&gt;&lt;br&gt;&lt;/p&gt;
&lt;p&gt;Next, you'll need to make an offer on the new home. Depending on the competitiveness of the neighbourhood, and the likelihood of multiple offers, you might need to list your home first. That, along with a pre-approved mortgage, will make your offer more credible.&lt;/p&gt;
&lt;p&gt;&lt;br&gt;&lt;/p&gt;
&lt;p&gt;You might end up buying the new home before your current property sells. Although that might cause some jitters, this scenario happens all the time in real estate. &lt;p&gt;In that scenario, you need to do some quick "staging" to get your home ready. Let's assume your property is already clean and tidy. Here are some other things you can do.&lt;/p&gt;
&lt;p&gt;&lt;br&gt;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Open the curtains, even at night. This will make each room seem brighter, more appealing and more spacious.&lt;/li&gt;
&lt;li&gt;Pull out some boxes or storage bins. Put away personal knick-knacks (like that bowling trophy) and other personal items to reduce clutter on shelves and countertops.&lt;/li&gt;
&lt;li&gt;Clear countertops in the kitchen and bathrooms. Put the old toaster oven out-of-sight.&lt;/li&gt;
&lt;li&gt;Make sure lighting throughout the house is bright and comfortable. In darker areas, plug in a lamp.&lt;/li&gt;
&lt;li&gt;Clear away as much as you can in the foyer. Make that space look open, uncluttered and welcoming.&lt;/li&gt;
&lt;li&gt;Move cars out of the driveway. Give the buyer a convenient place to park!&lt;/li&gt;
&lt;li&gt;Make the beds. Fluff pillows on sofas.&lt;/li&gt;
&lt;li&gt;Clear away as many items as possible from the closet floors (such as shoes.)&lt;/li&gt;
&lt;li&gt;Open a window and air out the kitchen, especially if you just finished cooking.&lt;/li&gt;
&lt;li&gt;Make sure your pet is in a crate or, if possible, out for a walk. Not everyone loves pets.&lt;/li&gt;

&lt;p&gt;&lt;br&gt;&lt;/p&gt;
&lt;p&gt;What happens if that home inspection reveals a major issue?&lt;/p&gt;
&lt;p&gt;&lt;br&gt;&lt;/p&gt;
&lt;p&gt;First, you should know that, depending on the age of the property, a home inspection will typically turn up at least a few areas of concern. The inspector might find loose insulation in the attic that is thinning out or roofing shingles that will need replacing in two or three years.&lt;/p&gt;
&lt;p&gt;&lt;br&gt;&lt;/p&gt;
&lt;p&gt;Issues like those are not usually deal-breakers.&lt;/p&gt;
&lt;p&gt;&lt;br&gt;&lt;/p&gt;
&lt;p&gt;However, if the home inspector finds a major issue &amp;mdash; such as old wiring that's worn and presents a safety concern &amp;mdash; then you're facing a potentially high cost of repair should the deal go through.&lt;/p&gt;
&lt;p&gt;&lt;br&gt;&lt;/p&gt;
&lt;p&gt;In a situation like that, as your real estate agent, I will address the issue with the seller, usually through the seller's agent. Since neither of you will want to lose the deal, the seller often agrees to get the repair done at his own expense or, have some or all of the estimated repair cost deducted from the sale price.&lt;/p&gt;
&lt;p&gt;&lt;br&gt;&lt;/p&gt;
&lt;p&gt;Will the deal be in jeopardy? Usually not. In most cases, if you have a real estate agent like me working in your best interests, it all works out.&lt;/p&gt;</description>

&lt;p&gt;Luckily, it doesn't have to be that way. Here are some tips for making your home sale go smoothly:&lt;/p&gt;

&lt;li&gt;Give yourself time to prepare. If you're thinking of selling six months from now, start preparing your property now. Do any necessary staging, and get it looking its best. Avoid doing these tasks at the last minute.&lt;/li&gt;
&lt;li&gt;Set the right price. Pricing your property too high will likely result in few, if any, buyers coming to see it. You might end up having to lower your price later, causing your home to linger even longer on the market. That's stress you &lt;em&gt;don't&lt;/em&gt; need!&lt;/li&gt;
&lt;li&gt;Have a flexible viewing schedule. If you make it too difficult for buyers to see your property, they might lose interest or simply choose to buy another home. Be as flexible as possible when a buyer wants to view your property.&lt;/li&gt;
&lt;li&gt;Plan get-away activities. When a buyer comes for a scheduled viewing, don't be home. Instead, plan some fun activities for your family. Think: playground, shopping, cycling, the zoo, etc.&lt;/li&gt;
&lt;li&gt;Accept the ups and downs. Prospective buyers might say they love your home and plan to make an offer. Then you don't hear from them again! It happens! Accept the inevitable ups and downs of selling your home.&amp;nbsp;&amp;nbsp;&lt;/li&gt;
&lt;li&gt;Get help with repairs. You'll probably have things that need to be fixed around the home, like a dripping faucet that needs repair or a room that needs painting. If possible, hire a professional to do some of that work.&lt;/li&gt;
&lt;li&gt;Finally, work with a great real estate agent. That will make the biggest difference in ensuring your move goes smoothly and stress-free.&lt;/li&gt;

&lt;p&gt;&lt;br&gt;&lt;/p&gt;
&lt;p&gt;Sure, that sometimes happens, but it's not typical. Often, people shopping for a home are on a timeline. Sometimes a very tight timeline.&lt;/p&gt;
&lt;p&gt;&lt;br&gt;&lt;/p&gt;
&lt;p&gt;So how do you find your next dream home when you &lt;em&gt;don't&lt;/em&gt; have all the time in the world?&lt;/p&gt;
&lt;p&gt;&lt;br&gt;&lt;/p&gt;
&lt;p&gt;First, you need to develop a clear picture of the home you're looking to buy. How many bedrooms? What size of property? What type of structure (two story, back split, etc.)? Then, you need to list your preferences. These might include "large kitchen" or "main floor office".&lt;/p&gt;
&lt;p&gt;&lt;br&gt;&lt;/p&gt;
&lt;p&gt;Once you've completed that exercise, you'll have a more detailed profile of the type of property you want. That will make it easier to decide which of the listings on the market you want to see.&lt;/p&gt;
&lt;p&gt;&lt;br&gt;&lt;/p&gt;
&lt;p&gt;You should also narrow down the area in which you'd like to live. If you have three or four targeted areas, and only consider listings in those areas, your home search will be much faster.&lt;/p&gt;

A list price above or below that range would be in the danger zone.&lt;/p&gt;

&lt;p&gt;But skilled calculation is only half the task.&lt;/p&gt;

&lt;p&gt;Basically, you need to ask yourself&lt;em&gt;: "Which is more likely to get me the home I really want &amp;ndash; a renovation or a new home?"&lt;/em&gt;&lt;/p&gt;

&lt;p&gt;So how do you avoid those fees?&lt;/p&gt;
&lt;p&gt;&lt;br&gt;&lt;/p&gt;
&lt;p&gt;First of all, always check the fine print on the checkout screen. Notice what the shipping cost (if any) will be before you click the final purchase button. Keep in mind that the base shipping fee shown may update &amp;mdash; and become higher &amp;mdash; once you've typed in your address.&lt;/p&gt;
&lt;p&gt;&lt;br&gt;&lt;/p&gt;
&lt;p&gt;Some e-tailers offer free delivery for orders over a certain threshold amount; for example, $50. If there's more you can add to an order to get the shipping fee waived, it may be worth it.&lt;/p&gt;
&lt;p&gt;&lt;br&gt;&lt;/p&gt;
&lt;p&gt;There are a few e-tailers, most notably Amazon, that offer yearly memberships where one of the benefits is free delivery on all orders. Those kinds of memberships may be worth checking out if you do a lot of online shopping with a particular company.&lt;/p&gt;
&lt;p&gt;&lt;br&gt;&lt;/p&gt;
&lt;p&gt;A final tip: Always check for multiple delivery options. Some e-tailers, list an express shipping charge as the default option on the check-out screen, but have a free standard delivery option if you choose it.&lt;/p&gt;

      <title>What Type of New Home Are You Qualified to Buy?</title>

&lt;p&gt;When you think about looking for a new home, one of the first questions that probably comes to mind is: "What type of property can I afford?" That's an important question because your price range is a major determining factor in the types and sizes of homes you should be viewing.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;You don't want to waste time looking at properties that are beyond your price range. At the same time, you don't want to purchase a less-than-ideal home, only to realize later on that you could have afforded more.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;So how do you determine what type of new home you are qualified to purchase?&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The first step is to find out what your current property would likely sell for in today's market. I make that calculation for clients all the time. It involves reviewing what homes similar to yours have sold for recently, as well as other data &amp;mdash; such as special features your home may have that are likely to boost the selling price.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Once you know the current market value of your home, subtract any outstanding mortgages and estimated selling expenses, and you&amp;rsquo;ll end up with an amount that can be applied to the purchase of your next home. (You may also have other funds you want to use.)&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The next step is to talk to a lender or mortgage broker to see how much of a new mortgage you qualify for. (Call me if you need a recommendation.) It's important to get a Pre-Qualification or Pre-Approval. That makes the offer you make on a new home more credible.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;

&lt;p&gt;Buying a new pair of shoes is relatively easy. Once you find the style you like, all you need to do is try them on and see if they fit. If they do, you go to the cash register and pay.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;When it comes to size, buying a new home can be trickier! Whether your intention is to upsize or downsize, figuring out the right size can be especially challenging.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Say for example, you&amp;rsquo;re downsizing from a large two-story home to a smaller bungalow. You don&amp;rsquo;t want to underestimate the space you need and end up in a place that feels tight. If you&amp;rsquo;re going the other way and upsizing, you don&amp;rsquo;t want to end up sinking extra money into a property that&amp;rsquo;s larger than you really need.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;So how do you avoid these scenarios?&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;One of the best ways is to start by considering your current home. Do you use all the rooms in your home regularly? Is there a bedroom that&amp;rsquo;s rarely occupied? &lt;p&gt;Upsizing is a bit more challenging because you have to anticipate what you will need in the future. You may also need a bigger kitchen with a spacious eating area (in addition to a separate dining room.) Think about the extra room you&amp;rsquo;ll need and how you&amp;rsquo;ll use that space.&lt;/p&gt;

&lt;li&gt;What &lt;em&gt;doesn&amp;rsquo;t&lt;/em&gt; come with the home? (Ask specifically about kitchen appliances, gas-connected BBQs, chandeliers, window coverings.)&lt;/li&gt;
&lt;li&gt;Are there any potential impediments to the sale? (Tenants, outstanding liens, etc.)&lt;/li&gt;
&lt;li&gt;Are there any outstanding maintenance issues, or repairs that need to be done? (For example, cracked ceramics on the foyer floor.)&lt;/li&gt;
&lt;li&gt;Are there any issues that impact the full use of the property? (Ask specifically about shared driveways or walkways, public &amp;ldquo;right of way&amp;rdquo; through the property, water drainage rights from neighbouring homes, etc.)&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Yes, an Open House can feel like a frenzy, and if it&amp;rsquo;s a home you love, you might feel pressured to make an offer. But, it&amp;rsquo;s important to take the time to ask the right questions and consider your decision carefully. You don&amp;rsquo;t want to find out, too late, that there were questions you should have asked.&lt;/p&gt;

&lt;p&gt;What are the most common problems encountered on moving day?&lt;/p&gt;

&lt;li&gt;A delay in getting the keys.&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;

&lt;li&gt;The seller not having completely moved out.&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;

&lt;li&gt;An item expected to be included with the property is missing. (For example, the window blinds.)&lt;/li&gt;

&lt;li&gt;Something needs repair that was not disclosed by the seller, nor did it come up during inspection. (For example, the dishwasher not working.)&lt;/li&gt;

&lt;li&gt;Damage to the property caused by the seller. (For example, a heavy item dropped during the move and cracking a floor tile.)&lt;/li&gt;

&lt;p&gt;&lt;strong&gt;&amp;nbsp;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Fortunately, these are rare events. In most cases, you can expect no serious issues when you move into your new home.&lt;/p&gt;

&lt;p&gt;It all depends on the reason for the build up.&lt;/p&gt;

&lt;p&gt;Assuming you have traditional double-pane glass in your windows, there are a few things to look for if you notice moisture.&lt;/p&gt;

&lt;p&gt;Often, moisture at the bottom of the windows is simply caused by too much humidity in your indoor air. If that&amp;rsquo;s the case, simply adjust your humidifier.&lt;/p&gt;

This disrupts the thermal barrier of the window, reducing its energy efficiency. In fact, the glass might feel noticeably colder than your other windows on chilly days. In that case, you&amp;rsquo;ll need to replace the pane.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&amp;nbsp;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Similarly, if the moisture is coming in through only one spot &amp;mdash; the bottom right corner, for example &amp;mdash; then you might have a leak. If you have a wood frame or sill, you may also notice a growing water stain. It&amp;rsquo;s important to get leaks fixed quickly. There may be water damage occurring within the frame that you cannot see.&lt;/p&gt;
